MINIMUM STAY ~ We have a minimum stay for advance reservations.  Edgewater Cottages has been an owner-operated establishment since 1962.  We do all of our own cleaning and small maintenance and we live on the premises.  We are available to all our guests; we are here to ensure your stay is comfortable and pleasant.

 2 night minimum November - February excluding holidays.
3 nights on MLK Day (Jan.), President's Day (Feb.)
Generally 4 night minimum March - mid-June, early October & Thanksgiving, excluding "Beachcomber" which is a seven night minimum May through October.
Generally a 7 night minimum mid-June - September.
5 night minimum during the Christmas/New Year holiday.

Rates are determined by the number of people (regardless of age); length of stay (varies by season); and the unit you choose.  Occasionally we can accommodate shorter stays when we have availability in between longer reservations and if we have adequate time to clean on your arrival and departure dates. Reservations not meeting our minimum stay are more expensive.  Discounts apply to longer stays.

RESERVATIONS We welcome your inquiry. Please give us a call at 541-563-2240 [9:00 AM - 9:00 PM Pacific Coast Time]; or, send us an e-mail by filling out the "CONTACT US" link in the top right corner of any page on our website.  We will be happy to provide you with current rates and availability. You may e-mail us for this information, however please fill in your address information.  We need to know how many people (and pets) are in your party AND how many nights you wish to stay. It is helpful if we know what dates you are considering.  You can include any pertinent information in the 'questions' section of our CONTACT US form.  Discounts apply to longer stays. Please allow us time to get back to you; we are often cleaning cottages or working outside the office, however we check for messages frequently.

PAYMENT  To secure your reservation, we require a deposit. This guarantees the first and last nights of your reservation. Balance due upon check-in. Personal checks are accepted, providing your deposit check is received promptly and has cleared in advance of your stay. The amount of deposit depends on the length of stay. Stays of 8 nights or more may require a deposit of 50%. In the event you must cancel, your deposit is non-refundable. A service charge of $35.00 will be applied to any returned check.

CHECK-OUT TIME is by 11:00 AM if you do not meet our minimum stay (determined by season.)  If you do meet our minimum stay requirements check-out is noon.  Late check-outs will be charged extra.  Because we book our reservations back to back often another party is checking into your unit the day you depart.

CHECK-IN TIME is 3:30 PM - 8:00 PM. Please notify us if you will not be arriving by 8:00 PM. Please keep in mind that although we are available in an emergency, our office is not open around the clock.

OCCUPANCY Each unit has a maximum occupancy based on size and sleeping accommodations. The basic rate includes two person occupancy. There is an additional charge per night, per extra person, regardless of age. Exceeding our maximum occupancy gives us the right to cancel your reservation.

NON-SMOKING All units are non-smoking, this includes e-ciggarettes & vaping

VISITORS When notified in advance, we allow a reasonable number of visiting day guests, however you must clear this with us in advance and provide us with their names.  We strictly  limit the number of guests/pets in all of our cottages.  There is an additional charge per guest or pet. We are on a septic system. In our continued effort to maintain an ecologically sound environment we reserve the option of limiting the number of visitors and the length of their stay. We are concerned that you be comfortable and not crowded.

PETS are permitted by advance reservation, providing they meet the following criteria:

Well-behaved, house-trained pets only (no puppies).
Pets are not allowed on the beds and furniture, no exceptions.
Clean up (inside and out) after your pets.
Make sure they aren't disturbing the other guests.
Do not leave them unattended.
We do have an additional daily charge per pet.
We reserve the right to limit the number of pets in any unit at one time; fines will apply to if you fail to observe this policy.

Wi-Fi  is provided free of charge provided you do not abuse the privilege. Bit torrenting and downloading copyrighted or illegal material is absolutely prohibited.  

KITCHENS contain: stove, refrigerator, drip coffee maker, toaster, pots and pans, plates and wine glasses to accommodate cabin occupancy. You'll find all the basic tools you'll need to meet your cooking needs. Most units have a small microwave oven. ("Wheel House" has a two electric stove top burners, no oven.)

HOUSEKEEPING At Edgewater we are fortunate in that our guests take good care of our housekeeping units. The condition in which you leave the unit is taken into consideration if or when you request future reservations. We appreciate your leaving the unit, as much as possible, in the condition you found it.  We do not provide daily housekeeping. We leave a generous amount of clean towels and bedding.  If you find you need additional towels or linens we are happy to trade soiled for clean.
